Policies
We ask that you confirm your reservation within seven days of making
your reservation by sending an advance rent payment of fifty percent of
the total rent amount for your reservation period. Once your advanced rent payment is received, you will receive a confirmation via email and your reservation will be marked on the calendar on this website. At that time your reservation is subject to the cancellation policy listed below.
The total rent payment is calculated by adding the weekly rental rate; a security
deposit of $350; then travel insurance and pet fees, if applicable.
Add 7.75% North Carolina Sales Tax to this subtotal. Then add 5% Dare County Occupancy Tax to the weekly rental rate only. This amount is the total rent payment for your reservation.
It is fifty percent of this total rent payment that is due, via check, within seven days to confirm your reservation.
The advanced rent payment will be calculated and confirmed by the property manager. Please do not print and mail contracts then send advanced rent payments without confirming with the property manager that your dates are available and your reservation process has begun.

The balance will be due at least 30 days prior to the reservation arrival date.
Cancellations
All cancellations must be received in writing. If the property is
re-rented for the same period of time as the canceled reservation, all
payments will be returned minus a $75 service fee. If the property is
not re-rented for the same period of time as the canceled reservation, all
payments
already received will be non-refundable.
Trip Insurance
Trip Insurance is available for an additional $100 and must be paid at
the time of reservation. The insurance covers cancellations in the
event of mandatory evacuation of Nags Head due to weather.
If a
mandatory evacuation is issued for the area before you arrive and is
still in effect on the first day of the reservation, you will be
refunded the full amount of the reservation. If this evacuation is lifted at any time during your reservation week, and you choose to then inhabit the house, your refund will reflect only the days that you did not inhabit the house.
If the mandatory
evacuation occurs after you have arrived, a refund for days not
used will be issued.
Check-In
& Check-Out
Check-in is after 3 pm on the arrival date. We are unable to allow
earlier occupancy of the property because of the minimal time between
reservations on change-over days.
The full amount of this time is
required to ready the house for use. It is fully cleaned and the hot tub is drained, cleaned, then filled with fresh water. Please note that it will take eight hours from refill time for the water in the hot tub to warm up. You should not expect to use the hot tub the night you arrive.
Check-out is at 10 am on the departure day. We are unable to
accommodate late check-outs for the same reason listed above. Late
check-outs are charged an additional day of rent and the cleaner may arrive just before 10 am on check-out day to begin the laundry process.
Pets
The Beach House accepts no more than two pets. We require that the
pet(s) be flea-treated and house-broken. The pet charge is $75 and pays
for professional flea extermination after reservations that include a
pet. Pets are not allowed in the pool or hot tub. We request that you
clean up after your pet during your stay and before check-out to avoid
additional damage and cleaning fees, which we charge at our discretion.
Garbage
Garbage is picked up in the town of Nags Head on Saturday and Tuesday mornings. Because we want all arriving guests to have empty trash cans for their arrival, we request that departing guests take their cans to the street on Friday night. This is the current Friday night guest's responsibility and is conditioned as part of tenancy for the week.
